FAQ

Check-in starts from 4 PM and check out is at 12 PM due to cleaning hours between 12 and 4 PM. If you want to check in earlier, that is possible only if the apartment was free day before (which you can check with us the day before your arrival). For check in and check out you are using the code which you will type in the lockbox placed in the doors of the apartment, and this makes your check in and check out very flexible.

Please check in the terms and conditions of your booking. Free cancellation is possible 7 days before your arrival. To cancel a reservation, please contact us as soon as possible by telephone or email, quoting your name and dates you booked.

Towels and bed linen are included. Upon your request, we can change it during your stay.

Cleaning service is included. Make sure that all garbage is the bags in containers which must be closed securely to make sure nothing spills out. Make sure you leave dishes clean. Kindly ask you to hang the wet towels or leave them in the tub before you leave the apartment.

We will send you detailed key instruction to your email address up to 5 days before your arrival. Please see the key instructions we sent over the email address. Kindly check your spam folder and contact us, if you haven't received the information.

We accept pre-paid bookings, our payment policy indicates we charge your credit card on the day on your arrival.

We love our small guests. We have baby cots in every apartment, the baby chair we can provide you upon your request. Make sure when you are making the booking to make this request.

All our apartments are non-smoking. In case guests have been smoking, guests will be charged 1000€.

There are four parking zones in Reykjavík and the way to know which zone you are in is to look at the P-signs that are located on lamp posts around the city and the meters and ticket machine also display which zone they are in. The basic rule is that the closer you are to Laugavegur (main shopping street) and the downtown area the higher the zone.

Apartments are a very popular choice all around the world, not just in Iceland, and the availability can drop in peak season. Therefore, we recommend that you book at least one month in advance of your trip.

Unfortunately not.

You can contact us by email or telephone with any amendments you require, for example, if you want to add nights to your booking or change the apartment type. We cannot, however, guarantee availability if you require extra nights. If you wish to reduce the number of nights booked, you may be subject to a cancellation charge, but we will always do our best to help you.

The safety of our community is our priority. If someone gets injured or requires medical attention during an experience, you should get everyone to a safe place and contact local emergency services immediately. Once everyone is in a safe place and any immediate needs are addressed, please report the incident to us and let us know if we can give any more assistance.

To rent a car, you must have a valid driver's license for one year, and be at least 20 years old. Your license must be in characters of the modern Latin alphabet or accompanied by an official translation. The speed limits are generally lower than in other Europian countries due to hazards associated with driving in Iceland. The maximum speed limit on paved highways in the countryside is 90 km/h, on gravel roads, the limit is 80 km/h, and in towns and cities, generally 50 km/h. For safety reasons, motorists are obligated by law to keep headlights at all times, even during summer. Blind corners are common. All passengers are required by law to wear a seatbelt. Driving under the influence of alcohol, or using a mobile telephone while driving, is strictly forbidden. If you have an accident or need urgent help, call 112 for emergency services.

We recommend you to book a taxi, as this is the easiest way to access your apartment with luggage. From the airport, at the coach station, you can take bus and you will arrive at Hallgrimskirkja from where you have a maximum 10 minutes of walk to the Frakkastigur apartments, or Ráðhúsið if you are staying in Sudurgata.

  • Rental Terms & Conditions

    To make sure that your stay in the apartment will be pleasant, as well as to prevent any misunderstandings, please read apartment rental terms & conditions of Grey Apartments for short term apartment rental in Reykjavik, Iceland. When checking in to the apartment, it is implied that you are familiar with, therefore agree with Rental terms & Conditions rules, also that you will fully adhere to them.


  • Apartment Booking

    Reservations are fully confirmed after we receive prepayment in the amount of the total balance – minimum one daily apartment rate. In case your arrival is in two days or less, a prepayment may not be requested. From the point at which you make your reservation, we transmitting the details of your reservation, sending you a confirmation email.


  • Check-In

    Check-in time is from 4 PM. Check-out time is until 12 PM.

    Guests are obliged to inform Grey Apartments staff about all technical shortcomings, broken, damaged things in the apartment in 2 hour time after entering the apartment. Unless the guest does not report these we will consider that all damage was caused by the guest.


  • Check-Out

    On Departure day guest is required to leave the room until 12 PM so that it can be cleaned – prepared for other guests coming after unless you and the owners agreed on the opposite.

  • Apartment Prices

    The price which is valid on the date of the payment is guaranteed to the guest.


  • Occupancy Policy

    It is strictly forbidden for unregistered guests to stay in the apartment. Grey Apartments accommodates only registered number of guests. In case unregistered person/persons, not announced during reservation, are found in the apartment, Grey Apartments has the right to surcharge 30% of daily apartment rate for each day of stay or to cancel accommodation.


  • Noise & Disturbance Policy

    Please respect the noise level for the whole day in apartments, building stairwells. Parties, loud music, unacceptable noise are not allowed in apartments. No loud disturbances will be tolerated especially during the foll

    Monday-Sunday: 10 PM - 8 AM, 2 PM - 5 PM.

    Guest who violates House rules while disturbing the peace will be unconditionally refused accommodation.


  • Key Policy

    Please report loss of the key immediately to Grey Apartments staff. The loss of keys is additionally charged with 150,00€.


  • Pet Policy

    It is not allowed to bring animals or pets into apartments.


  • Conduct In Apartments

    Our guests have the duty to take care of rented apartments, equipment in it and to keep them in good shape. Each time before leaving an apartment, please ensure that:

    • a. all windows, doors are locked
    • b. Check taps in the bathroom, kitchen
    • c. turn-off: all electric appliances, all the lights in the apartment. Wasting energy is obviously environmentally unfriendly.
    • d. It is forbidden to throw away food or garbage in the sink, toilet or through the window.
    • e. You are not allowed to carry easily inflammable or explosive objects, materials with strong or unpleasant smell into the apartment or room.
    • f. Guests are not allowed to move furniture or equipment in the apartment or tamper with electrical or other installations without prior consultation and approval of agency personnel.

    Room accessories (pillows, blankets, towels, etc.) are not allowed to be taken out of the apartment.


  • Communication With The Grey Apartments Staff

    We kindly ask you to keep valuable belongings with you. Grey Apartments are not responsible for your missing things.

    Grey Apartments doesn’t take any responsibility over situations in cases of Force Majeure such as: any kind of lost or missing of personal, valuable belongings in the cases like burglary in the apartment, disappearance of water, central heating malfunctioning, breakdowns of internet/cable connection, the power failures in the building, together with any other possible technical shortcomings which Grey Apartments are not able to prevent.

    Upcoming faults or danger, which could threaten rented accommodation or rentals, must be reported immediately to Grey Apartments staff and it must be called the emergency phone number from the addition Important and Useful Information.


  • Apartment Cleaning

    The apartment you choose to rent will be cleaned, prepared for you before your arrival as well as after your departure.

    Pillows, sheets, towels, blankets will be provided in the apartment and they are also included in the rate. Regular apartment cleaning with fresh towels, new bed linen will be provided every 7 days – free of charge. In case the guest wishes to have additional cleaning during their stay or

    Before leaving, the guest is obliged to leave the apartment in perfect condition the same as he or she have found it on arrival – clean, tidy, undamaged, i.e. all waste should be correctly disposed of and the apartment tidied.


  • Liability

    We kindly ask you to keep valuable belongings with you. Grey Apartments are not responsible for your missing things.

It isn’t refundable if the guest cancels a reservation that overlaps with any part of an existing reservation. Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below. If there is a complaint from either party, notice must be given to Grey Apartments within 24 hours of check-in. A reservation is officially canceled when the guest clicks the cancellation button on the cancellation confirmation page.

    In the event of cancellation of a prepaid booking, the total amount is non-refundable.

    In the event of cancellation of a prepaid or fully paid reservation (stay) over one month, reservation is non-refundable.

    If the guest wants to leave the apartment earlier than initially booked, the total amount paid is non-refundable.

    In case of House rules violation, Grey Apartments has the right to cancel guest’s reservation without any refund (the customer will have to pay the total balance for accommodation during the reserved period, regardless of the shorter stay).

    • 48 hours after booking (14 days prior your stay) For a full refund of accommodation fees, cancellation must be made within 48 hours of booking and at least 14 full days prior to listing’s local check-in time on the day of check-in.
    • 7 days prior to your stay For a 50% refund of accommodation fees, cancellation must be made 7 full days prior to listing’s local check-in time on the day of check-in, otherwise no refund.
    • day of your check-in If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.


  • Cancellations Due To Weather

    If weather creates a safety concern, either before or during the reservation, the host may cancel the reservation. If this happens, you will be fully refunded.


  • Cancellations Due To An Emergency

    Refer to the extenuating circumstances policy if you need to cancel due to an emergency. We may ask you to provide documentation.


  • Rescheduling

    You can reschedule the date or time of your reservation up to 72 hours before the reservation is scheduled to start by contacting us.
